Yes, in order to rent a house in Madrid and settle in your new city as efficiently as possible, you need to get organized. The first thing is to know where to start: in which area and how to use the real estate portals. Then, select the properties you like the most from those that meet your requirements. And finally, set your viewings plan.

In other words, the 4 steps plan to find your new home is:

3. Select 

4. Visit

We are now focusing on the last step, viewings.
—To start organizing them, you must already have the date of arrival in Madrid —Palo assures passionately.
—And set your agenda of viewings with hours and addresses —agrees Almu nodding.
—You can do it a few days in advance, but always less than 1 week.
—It is not worth it to do it before because no one can assure you that the property will continue to be available.
—They don’t even dare to commit themselves.
—And super important, remember to confirm appointments the day before, not everyone has an elephant’s memory.
—Nor uses agenda …

Dedicate one or two days maximum to see your different options.
—It’s for one big reason: the real estate rental market in Madrid is always very agile —once again ensures convincing Almu.
—If you view a house every day, after 5 days the 1st house will probably no longer be available —Palo explains patiently.
—True! the good options that are in price are rented in days and there is always a lot of demand.
—They are even rented from one day to the next.
—Apart from the feeling of frustration and living an endless story to see that the houses fly without you being able to keep one.

In one day you can organize between 8 and 10 viewings. But it’s a full working day. This is not an amateur job.
—Figure out how long will take to go from one property to the next.
—And calculate the time you’ll spend in each house.
—Taking into account the size of the house.
—Of course! It’s very different if it’s an apartment in a small building or if it’s a family flat in a large condo with common areas, garage, etc.

And finally, keep in mind the time of the day.
—It’s convenient that you make the viewings with natural light.
—It’s better to see the interior and also the exterior.
—Both are equally important to get an idea of the atmosphere.
—And we already know that in winter there are fewer hours of natural light so it’s more realistic to think of visiting between 6 and 8 homes.

Most of the time, it’s very difficult to decide after a crazy day viewing houses. But most likely, you’ll be able to choose which would be your 2 or 3 best options.
