This post is part of the “The best areas to live in Madrid” Series. In this post I’ll share info about Salamanca (also known as “barrio de Salamanca”) that will help you get an idea of what your life would be like in this area, the type of housing you can find, its prices and the activities available by just going out on the street and walking a few minutes.

It’s a very lively District, with a huge shopping, gastronomic, cultural and leisure offer. And very well connected by public transport with the other Districts of the city.

Salamanca, in turn, is divided into the following neighborhoods:

  • Recoletos
  • Castellana
  • Goya
  • Lista
  • Guindalera
  • Fuente del Berro

Housing in Salamanca

The closer you get to Castellana, the higher quality buildings you find. As you get further away from Castellana, there is a mix of high-quality building with others that are of a lower quality.

There is, even, a small area with buildings of very poor quality in Fuente del Berro where we also find an area of quite high-end villas where there are not many properties for rent.

There is an offer of more than 1.800 flats for rent with an average price of around 22€/m2.

There is a very small number of chalets built so that the supply of this type of housing for rent is super scarce. Most of the properties offered are flats, of which the majority (around 33%) are 2 bedrooms). There are also some studios (3%), 1-bedroom apartments (21%), 3-bedroom flats (26%) and +4-bedroom flats (17%).

Of these, 23% are rented with a garage, 24% have a terrace and 5% a swimming pool.

It’s well worth mentioning Retiro Park. Although it belongs to another District, borders Salamanca and is very frequented by both residents and visitors.

Shopping in Salamanca

The famous “Golden Mile”, which is the most exclusive shopping area of Madrid, is located in this District with all the high-end, international brands. Another important shopping area on a more popular level is located around the streets Goya and Conde de Peñalver.
