Do you want to know which area of Madrid would be a good fit for you?
This post is part of the “The best areas to live in Madrid” Series. In this post I’ll share info about Salamanca (also known as “barrio de Salamanca”) that will help you get an idea of what your life would be like in this area, the type of housing you can find, its prices and the activities available by just going out on the street and walking a few minutes.
It’s a very lively District, with a huge shopping, gastronomic, cultural and leisure offer. And very well connected by public transport with the other Districts of the city.
Salamanca, in turn, is divided into the following neighborhoods:
- Fuente del Berro
Housing in Salamanca
The closer you get to Castellana, the higher quality buildings you find. As you get further away from Castellana, there is a mix of high-quality building with others that are of a lower quality.
There is, even, a small area with buildings of very poor quality in Fuente del Berro where we also find an area of quite high-end villas where there are not many properties for rent.
There is an offer of more than 1.800 flats for rent with an average price of around 22€/m2.
There is a very small number of chalets built so that the supply of this type of housing for rent is super scarce. Most of the properties offered are flats, of which the majority (around 33%) are 2 bedrooms). There are also some studios (3%), 1-bedroom apartments (21%), 3-bedroom flats (26%) and +4-bedroom flats (17%).
Of these, 23% are rented with a garage, 24% have a terrace and 5% a swimming pool.
With this table you can easily see the range of prices and the type of property with the greatest offer:
∗ These percentages and prices refer to an approximate average of the supply that we have observed in recent years. The supply of housing available for rent in Salamanca varies from day to day. The more demanded the area, the more dynamic the offer.
